Seven platforms claim to automate a vacation rental business. All seven sync calendars and send scheduled messages, so on a feature checklist they look nearly identical. The differences that matter show up in the second layer: how conditional the messaging rules can get, whether pricing is native or bolted on, what a smart lock costs to connect, how cleaning tasks reach the people who clean, and what the whole thing costs at three units versus thirty.
We scored Hostaway, Guesty, Hospitable, Lodgify, Smoobu, OwnerRez and Uplisting on those dimensions using published pricing as of August 2026, our own testing and the recurring themes in host reviews. Prices change often and several vendors quote per listing, so treat the figures as a map rather than an invoice, and check the vendor's page before deciding.

What are the essential software tools for efficient vacation rental operations?
The essential tools for efficient vacation rental operations are a central platform with multi-channel calendar sync and a unified inbox, automated guest messaging with conditional rules, a dynamic pricing engine, smart lock integration for keyless entry, automated cleaning and task assignment, and financial reporting with owner statements if you manage for others. Every platform in this comparison covers calendar sync and messaging. The separation happens on pricing (native in Hospitable and Guesty, third-party elsewhere), on cleaning workflows (strongest in Hostaway, included even on Hospitable's free plan) and on reporting depth (Hostaway, Guesty and OwnerRez lead). If you are building your first stack, our complete guide to vacation rental automation walks through each layer in order.
Uplisting4.5/5
Short-term rental management software and channel manager
From $100/moBest for: Professional hosts who need a powerful channel manager
Hostaway does not publish prices. Its pricing page asks how many listings you manage, with brackets at 2 to 14, 15 to 49 and 50 plus, and then hands you to sales. There is a two-listing minimum, which alone tells you who the product is for. Hosts we have spoken to report per-listing figures in the low tens of dollars per month at small scale, dropping with volume, plus an onboarding fee that varies.
What you get for that is the most complete task and operations engine of the seven. Cleaning tasks fire on checkout with checklists, photo verification and cleaner assignment. Owner statements generate automatically. The unified inbox has AI reply suggestions and a rule builder that handles conditions most competitors cannot express. Pricing is not native but the integrations with PriceLabs, Beyond and Wheelhouse are first class and two-way.
Where it falls down is exactly where you would expect an enterprise-leaning product to fall down: setup time. Plan for weeks, not days, and expect to lean on the onboarding team. Our Hostaway property management review has the detail. Verdict: the right choice past ten units or the moment you manage for owners, overkill below that. Explore Hostaway.
Guesty: the scalable one with the widest marketplace
Guesty has restructured into three tiers. Guesty Lite covers one to three listings from $9 per listing per month and includes the multi-calendar, unified inbox, automated messages and a freemium version of ReplyAI. Guesty Pro, for four to 199 listings, is quoted individually and adds sixty-plus channel connections, revenue management and an owners portal. Enterprise sits above 200 listings.
Automation depth on Pro is excellent. Communication workflows are conditional and multi-step, PriceOptimizer handles dynamic pricing natively, and Locks Manager connects the main smart lock brands. The catch is that several of those are paid add-ons, bundled at a discount in the Ultimate package, so the sticker price and the price of an actually automated setup can diverge sharply. Hosts moving up from Lite frequently report surprise at the Pro quote.
Verdict: for a growing manager who expects to pass fifty listings, Guesty's ceiling is the highest here. For a small host, Lite is competitive on price but you will outgrow it quickly and the jump is steep. Read our Guesty pricing analysis before committing. See Guesty.
Hospitable: the best automation per dollar for small portfolios
Hospitable made the boldest move of the year by making its Essentials tier free for unlimited properties, with the unified inbox, automated messaging, multi-channel sync, a basic guest portal and cleaning workflow automation included. Paid tiers (Host, Professional, Mogul) add the AI message assistant, dynamic pricing, direct booking website, smart lock and thermostat automation, guest payment collection, QuickBooks integration and an owner portal, with extra properties priced at a few dollars each per month.
The messaging rule builder is the reason hosts stay. Conditions on channel, stay length, booking lead time and guest history let you build sequences that read as personal, which we detail in our Hospitable automation review. Dynamic pricing is native at about $5 per property per month after a free trial period. Smart devices cost $5 per additional device.
Limits: reporting is lighter than Hostaway or OwnerRez, and the direct booking site is functional rather than a marketing asset. Verdict: for one to roughly twenty units, this is the most automation you can buy for the money, and the free tier makes the decision to try it painless. Try Hospitable.
Lodgify4.5/5
Build your own vacation rental website and manage bookings from one place
From $17/moBest for: Hosts who want a direct booking website
Lodgify's identity is the website builder. The channel manager, unified inbox and automated messaging are there, but the product is designed for hosts who want to move guests from OTAs to their own site. Entry pricing starts $14 per month on Basic and $26 on Starter for a single rental, billed yearly with no booking commission on any current plan, though a 1 percent transaction fee applies to gateway payments, and the fee disappears on the higher Professional and Ultimate tiers, which run into the tens of dollars per month depending on property count.
Automation is solid rather than deep. Message templates cover the standard sequence, the calendar syncs reliably, and pricing and smart locks come through integrations rather than native modules. Cleaning management is basic but present, as we cover in our look at Lodgify's cleaning features.
Verdict: if direct bookings are your growth strategy and you want one product instead of a website plus a channel manager, Lodgify earns its place. If you live on Airbnb and Vrbo and want the deepest messaging rules, Hospitable does more. Start with Lodgify.
What is the top software for vacation rental pricing automation?
The top software for vacation rental pricing automation splits into dedicated engines and native PMS modules. PriceLabs, Beyond and Wheelhouse are the leading standalone engines and integrate with all seven platforms in this comparison, typically for a flat monthly fee per listing or a small percentage of revenue. Among the platforms themselves, Hospitable offers native dynamic pricing at roughly $5 per property per month and Guesty sells PriceOptimizer as part of its premium bundle, while Hostaway, Lodgify, Smoobu, OwnerRez and Uplisting rely on the standalone engines. For most hosts under ten units the native options are sufficient; above that, a dedicated engine usually recovers its cost within the first month through better event and orphan-night pricing. See our comparison of dynamic pricing tools for a head-to-head.
Smoobu: the European default
Smoobu prices in euros and thinks in European terms, which explains its popularity in Germany, Spain, Italy and France. Professional Flex costs €29 per month with a 0.9 percent booking fee; Professional Prepaid is €35 per month (10 percent off if paid annually) with no commission and additional units from €9.60 per month; Teams Pro+ at €55 adds two write-access seats. There is no free plan but a 14-day trial requires no card.
Automation covers the essentials: channel manager, guest communication templates, booking engine, website builder and mobile apps. Dynamic pricing and smart locks come through integrations. Reporting is adequate for a self-managing host and thin for anyone producing owner statements.
Verdict: a sensible, fairly priced choice for European hosts with up to a few dozen units who want a straightforward setup. Compare it against Hospitable in our Hospitable versus Smoobu comparison. Visit Smoobu.
Guesty4.3/5
The property management platform for short-term and vacation rentals
From Custom pricingBest for: Professional property managers with 20+ listings
OwnerRez: the deepest toolbox, the steepest learning curve
OwnerRez is the platform hosts graduate to when they want control over everything. Pricing is per property on a sliding scale, with the site quoting a base around $88 per month at a small property count, no setup or booking fees, and premium features (property management with owner statements, QuickBooks, hosted websites, SMS messaging, Rezzy AI) added individually.
Automation is powerful once configured. Messaging triggers can key off almost any booking attribute, the channel management is included rather than sold separately, and the owner statement engine is respected across the industry. The honest caveat is that OwnerRez expects you to build your automation rather than switching it on, and the interface shows its age. Our OwnerRez review and pricing analysis go deeper.
Verdict: excellent for the technically inclined host with five to fifty units who values control and predictable pricing. Frustrating for anyone who wants a working setup by Friday. See OwnerRez.
Uplisting: lean automation for lean teams
Uplisting prices in pounds and has moved to a two-model structure. Independent Host covers up to four properties at £40 per month flat, or £0 per month plus 3 percent commission per booking. Operator, for five or more, is £16 per property per month with a £90 minimum, or pay-as-you-go at 1.5 percent commission. Manager, for established teams, is £13 per property with a £208 minimum and every feature included.
Add-ons are transparent, which we appreciate: smart locks £10 per month, security deposits £4 per listing, guest ID verification £1.25 each, client statements and portal £8 per listing, direct booking site £30. The AI Suite is limited to 100 actions per month on the lower tiers and unlimited on Manager. Messaging automation, unified inbox, SMS and cleaning tasks are included everywhere.
Verdict: the pay-as-you-go option makes Uplisting the lowest-risk way to automate a portfolio with uneven occupancy, and the flat per-property pricing is easy to forecast. Feature depth sits below Hostaway and Guesty at scale. Try Uplisting.
Which vacation rental automation tool is best for managing multiple properties?
For managing multiple vacation rental properties, Hostaway is the strongest overall choice from roughly ten listings upward because of its task management, owner statements and multi-user permissions, with Guesty Pro as the alternative when channel breadth and a large integration marketplace matter more. Between five and fifteen properties, Uplisting and Hospitable offer most of the same automation at a lower and more predictable cost, and OwnerRez suits owners who want maximum configurability without per-feature sales calls. Below five properties, Hospitable's free Essentials tier delivers automated messaging and cleaning workflows at no cost, making it the default starting point.
The verdict by portfolio size
One to four units: Hospitable, on the free tier, then the Host or Professional plan when you want pricing and locks. Lodgify if a direct booking site is the priority.
Five to fifteen units: Hospitable or Uplisting for the best cost-to-automation ratio. Smoobu if you are in Europe and want euro pricing. OwnerRez if you enjoy building systems.
Fifteen to fifty units: Hostaway, with Uplisting's Manager tier as the leaner alternative.
Fifty plus, or managing for owners: Hostaway or Guesty Pro, and budget for the add-ons that make Guesty's automation complete.
The pattern across all seven is that automation itself has become table stakes. Every platform will send your check-in message on time. What you are really choosing is how much conditional logic you can express, how much of the stack is native versus integrated, and how the bill behaves as you grow. Decide on those three, and the shortlist writes itself.
