When she finally asked one of those families where they had booked, the answer was Holidu. She had never heard of it. Most hosts outside Germany, Austria and Switzerland have not.
That gap is exactly why Holidu is worth a look if you rent in Southern Europe and want more Northern European guests, and it is also why the platform's onboarding model trips people up. Holidu is not free to join the way Airbnb is. Holidu is a Munich-based vacation rental company that operates both a metasearch engine, which aggregates listings from other portals, and its own direct booking platform for hosts, historically run through its Bookiply brand. For hosts, the relevant product is the second one: you list your property with Holidu, they distribute it across their own site and a network of partner channels, and they handle much of the guest-facing work.
The company's demand skews heavily toward German-speaking travelers, with strong traffic from the Netherlands, France, Italy and Spain as well. If your guests already come mostly from those markets, Holidu is a natural fit. If you host in the US and your guests are domestic, it is not the right channel, and no discount changes that.
What makes Holidu different from adding one more OTA to your channel manager is the service layer. Holidu positions itself somewhere between a listing site and a light property manager. In most markets they send a photographer, write the listing in several languages, set pricing recommendations, handle guest communication before the stay and manage payments. You keep responsibility for cleaning, check-in and everything physical. That model is why an upfront fee exists at all: someone has to drive to your property and take the photos.

How does listing on Holidu work for hosts?
Listing on Holidu is a guided onboarding rather than a self-serve form. You register as a host, a local Holidu representative contacts you, a photo shoot is arranged, Holidu builds and translates the listing, and the property goes live on Holidu plus its partner portals. From that point Holidu earns a commission on each booking, and the host receives the payout after the guest's stay.
Here is the sequence in more detail, as it typically runs for a new host in Europe:
Registration. You create a host account, either directly on the Holidu host site or via a referral link, and provide the basics: location, property type, number of bedrooms, existing listing links if you have them.
Qualification call. A Holidu contact for your region reviews the property and confirms it fits their inventory. Not every property is accepted; very remote locations and shared rooms are common rejections.
Contract and activation. You sign the host agreement and pay the activation fee. This is the point where the referral discount is applied, so if you are going to use a referral link, it needs to be in place before this step, not after.
Photo shoot and listing creation. A photographer visits. Holidu writes the description, translates it, sets up the amenity list and configures house rules.

Two things surprise hosts coming from Airbnb. First, you do not write your own listing. Some owners find that a relief, others find the copy generic and end up asking for edits, which Holidu does allow. Second, guest messaging before arrival runs through Holidu's team rather than through you, so the guest relationship starts with them, not with you. What we can say with confidence is how the fee behaves:
It is a one-time payment, not a subscription. There is no monthly software fee layered on top of it.

Think of the fee as paying for the photo shoot and the listing build. If you priced a professional photographer and a translator yourself for a two-bedroom apartment, you would spend real money too. A few practical points so the discount actually lands:

Holidu earns a commission on each booking, deducted from the guest payment before your payout. The exact percentage is set in your host agreement and depends on your region and the service level Holidu provides, so again, get it in writing during onboarding rather than relying on a figure someone posted in a forum two years ago.
The broader question is how a commission-plus-activation model compares with the channels you already use. Airbnb charges hosts a service fee per booking with no setup cost. Booking.com charges a higher commission and no setup cost. Holidu asks for money upfront and then takes a commission. In exchange, Holidu does work the other two do not: photography, copywriting, translation, pre-stay guest handling.
The honest comparison is not "Holidu vs Airbnb" but "Holidu vs hiring those services yourself and listing on more portals through a channel manager." If you already have excellent photos, a listing translated into German, and a channel manager pushing to a dozen sites, Holidu's service layer is worth less to you and the fee is harder to justify. If your listing is a phone photo and an English-only description, and you have no presence in the DACH market, Holidu is buying you a lot in one transaction.

How does Holidu fit with a channel manager?
Holidu can be connected to most channel managers, so a host running several platforms does not need to manage the Holidu calendar by hand. Availability and rates sync in both directions, bookings from Holidu appear in your central inbox, and double bookings are avoided the same way they are for Airbnb or Vrbo.
For a host with one to four units the simplest setup is a lightweight PMS that speaks to Holidu directly. Holidu makes sense if most of the following are true:
Your property is in Spain, Italy, Portugal, Croatia, Greece, France, Austria or Germany, or another destination popular with German, Dutch and Swiss travelers.
Your current photos and listing copy are weak, and you have no translation into German.
You get few or no bookings from the DACH market today and want that demand.
You are comfortable letting a third party handle pre-stay guest communication.
You can treat the activation fee as an experiment budget and would not be hurt if the channel underperformed in year one.
Holidu is probably the wrong move if:
Your guests are overwhelmingly domestic and your market is outside Europe.
You already have professional photography, multilingual listings and a channel manager distributing to Holidu's partner portals through other means.
You prize the direct guest relationship from the first message onward.
Your property type is one Holidu rarely lists well, such as a single room in a shared home.
