A two-bedroom apartment in Alghero, Sardinia, sat on Airbnb and Booking.com for three seasons with a calendar that filled from late June to early September and went quiet the rest of the year. The owner added a third channel in the spring of 2025, not because anyone told her to, but because a German family who had stayed twice mentioned they had found her the first time on "a site called Holidu" via a Booking.com listing that Holidu had aggregated. She listed directly. The May and October weeks she had never sold started to move, mostly to guests from Munich, Stuttgart and Zurich.

That anecdote is not a statistic and we will not pretend it is one. But it describes the exact case Holidu was built for: a European property that already performs on the big two and wants incremental demand from the German-speaking and wider European market without adding a fourth login to manage. This review looks at what Holidu is as of writing, how it charges, what the host software actually does, where it beats and loses to the major OTAs, and who should say no.

What is Holidu, and who is behind it

Holidu is a Munich-headquartered vacation rental company that started life as a metasearch engine, a price comparison site that pulled listings from other portals and sent travelers off to book elsewhere. Over the years it added its own bookable inventory and, through the acquisition and later rebranding of the host software Bookiply, a property-management-style product for owners. Today the consumer side is a booking platform with localized sites across most European markets, and the host side is a listing-plus-software offer aimed squarely at owners with one to a handful of properties.

Its strongest markets, as of writing, are Germany, Austria and Switzerland on the demand side, and Spain, Italy, France, Portugal, Croatia and Greece on the supply side. That geographic pairing is the whole story. If your property is in a place Germans drive or fly to on holiday, Holidu's audience is relevant. If you rent a condo in Orlando, it is not.

The company positions itself to hosts in two ways. You can list directly on Holidu the way you would on any OTA, or you can sign up for the Holidu host service, where Holidu builds the listing, distributes it to several portals including its own, handles guest communication and payments, and takes a commission on the bookings it generates. The second model is what most people mean when they say "Holidu for hosts," and it is what this review focuses on.

Is Holidu good for hosts?

Holidu is good for European hosts with one to roughly ten properties who want extra bookings from German, Swiss, Austrian and Dutch travelers without doing more admin. It charges a commission on bookings rather than a monthly fee, so a quiet listing costs you almost nothing beyond the one-time activation fee, and its host service handles listing creation, multi-portal distribution and guest messaging on your behalf. It is a poor fit for hosts outside Europe, for professional managers who need a full property management system, and for anyone who wants granular control over their listing copy and pricing on every channel.

The reason we frame it as a supplement rather than a replacement is straightforward. Holidu does not have the raw traffic of Booking.com or Airbnb and does not claim to. What it has is a concentrated audience in the markets that send the most outbound leisure travelers to southern Europe, plus a service layer that many small owners in Spain and Italy genuinely lack. Owners we have spoken to who use it tend to describe it the same way: a few extra bookings a month in shoulder season, from guests who tend to book longer stays than the average Airbnb weekender, and a support team that answers the phone in their language.

How much does Holidu charge hosts?

Holidu uses a commission-based model with no monthly subscription: hosts pay a percentage of each booking Holidu generates, plus a one-time activation fee when they onboard to the host service. The exact commission rate depends on your market and the level of service you choose and is quoted during onboarding rather than published as a single figure, so we will not print a number here. New hosts who sign up through our referral link receive a 50 percent discount on the activation fee, which is the only publicly discounted part of the pricing as of writing.

A few things about that structure deserve a closer look.

First, the commission applies to bookings that come through Holidu's distribution, including the ones it places on third-party portals on your behalf. If Holidu lists your apartment on its own site and also pushes it to other channels through its own connections, the bookings from those channels flow through Holidu's account and Holidu's commission applies, on top of whatever the channel itself charges. This is not hidden, but hosts sometimes miss it. If you already have your own Booking.com account with a strong review history, you will want to be explicit during onboarding about which channels Holidu should and should not manage, because a duplicate listing on the same portal helps nobody.

Second, the activation fee is a real cost and it is why the referral discount matters. It covers the setup work: photography coordination in some markets, listing copy, pricing setup and the initial channel distribution. Halving it removes a meaningful chunk of the friction for a one-property owner. Third, no subscription means the cost scales with performance, which is a good deal for a seasonal property and a mediocre one for a listing that books 300 nights a year at a high rate. At that level of occupancy a flat-fee channel manager plus your own OTA accounts is almost always cheaper. What the Holidu host software actually does

Strip away the marketing and the host service is a lightweight property management layer with four jobs.

It builds and maintains your listing. Holidu's team writes the description, structures the amenities, sets up the calendar and, depending on market, arranges professional photography. For an owner who has never written a listing in German or Dutch, the localization alone is worth something: Holidu's sites are translated and the guest-facing copy is adapted per market.

It distributes. Your property goes live on Holidu's own consumer sites and, if you opt in, on a set of partner portals through Holidu's connections. This is the "channel manager" element, though it is Holidu's channel manager, not yours. You do not get to pick from 50 integrations; you get Holidu's distribution network, which leans toward the major OTAs plus European regional portals.

It communicates. Guest messaging, from inquiry through checkout, is handled by Holidu's support team and automated flows. Hosts receive booking confirmations and a calendar, and can step in, but the default is that Holidu talks to the guest. This is the feature owners either love or cannot stand. If you are a hands-off owner living in Frankfurt with a house in Liguria, it is precisely what you want. If your business is built on personal guest relationships, you will chafe.

It handles money. Holidu collects payment from the guest and pays out to the host, minus commission. Payout timing and method vary by market, so check the terms for your country during onboarding.

What it does not do is equally important. There is no deep automation rule builder, no owner statements for managing third-party properties, no native dynamic pricing engine comparable to what dedicated tools offer, and the calendar sync with your own external accounts is more limited than a standalone channel manager. It is a service for owners, not software for operators. Should I list on Holidu?

You should list on Holidu if your property is in a European leisure destination, you have between one and about ten units, and you want more bookings from German-speaking and northern European travelers without adding management work. You should not list on Holidu if your property is outside Europe, if you already run a full property management system with your own multi-channel distribution, or if you need control over guest communication and per-channel pricing. In the middle case, a European host with five to fifteen units and a channel manager in place, the answer is usually to add Holidu as one more channel through your existing software rather than to hand over the whole operation.

Here is how that decision tree plays out for the three host types we see most often.

The single-property owner in Spain, Italy, France or Portugal who currently lists only on Airbnb, or on Airbnb and Booking.com, and finds the admin tiring. Holidu's host service is a strong fit. The activation fee is the main hurdle and the referral discount halves it. The trade-off is giving up guest communication.

The small professional with five to fifteen units already running Smoobu, Lodgify, Hospitable or similar. Holidu is a channel, not a platform, for you. Check whether your channel manager connects to Holidu directly; several European-focused tools do, though connection availability changes and you should confirm on your vendor's current integrations page rather than trust an article. The property manager with 15-plus units. Holidu's consumer marketplace can still be worth a listing for the demand, but the host service is not designed for you and the commission stacking will hurt at volume. Connect through Hostaway or Guesty if they support it and treat Holidu as one line in the channel mix.

Where Holidu beats Airbnb and Booking.com

Holidu is not going to out-traffic either giant, so its advantages are qualitative and specific.

The audience skews toward families and longer stays. Holidu grew up in the German market, where a two-week summer holiday in a house with a kitchen is the default, not the exception. Hosts in Mallorca, the Costa Brava, Puglia and the Dordogne tend to see this in their Holidu bookings: fewer weekend city-break guests, more week-plus bookings from families and couples who drove down with a car full of luggage. If your property is a house rather than a studio, this matters.

Support is human and localized. Booking.com and Airbnb support at the small-host level is, to put it politely, uneven. Holidu's host service operates with country teams, and hosts in Italy and Spain report reaching a person who speaks their language and knows the local regulatory quirks. That is not a small thing when you are dealing with a Spanish tourist license number or Italy's CIN requirement.

The service layer replaces work, not just tooling. Airbnb gives you a platform and leaves the work to you. Holidu, in host-service mode, does the work. For an absentee owner that is the whole point.

Commission with no subscription means the downside is bounded. A listing that generates nothing costs nothing after activation. Compare that with adding a paid channel manager tier just to reach one more portal.

Where Airbnb and Booking.com beat Holidu

Volume. This is not close. If you had to pick one channel, it would not be Holidu, and Holidu's own model, which distributes to other portals on your behalf, implicitly acknowledges that.

Control. On Airbnb you write your own listing, set your own pricing rules, and talk to your own guests. On Holidu's host service you delegate all three. Some owners find, six months in, that the listing copy is generic or that the price positioning is more conservative than they would choose. You can push back, but you are working through a team rather than a dashboard.

Review portability. Your Airbnb and Booking.com reviews are assets. A Holidu-managed listing on a third-party portal builds its history in Holidu's account, not yours. If you leave, that history does not follow you. Hosts who might one day want to run their own accounts should keep that in mind and consider listing on Holidu's marketplace directly rather than handing over distribution to the host service.

Ecosystem. Airbnb and Booking.com plug into every channel manager, pricing tool and messaging platform on the market. Holidu's connectivity is narrower and depends on which software vendors have built the integration. A note on regulation and why Holidu's localness helps

European short-term rental regulation tightened sharply through 2024 and 2025 and has not loosened since. Spain's national registry, Italy's CIN code, France's per-municipality declaration numbers and Portugal's Alojamento Local regime all require identifiers that must appear on listings, and portals are increasingly responsible for enforcing them. A platform whose host teams work in-country has an easier time keeping listings compliant than a global marketplace applying the same template everywhere. Several Italian hosts have told us Holidu's team flagged missing registration data before the listing went live. That is anecdotal and you should verify compliance yourself, but it fits the pattern of a company that knows its markets.

What we would change

Two things, if Holidu were listening.

Publish the commission. Hosts compare channels on cost and a "quoted during onboarding" rate creates suspicion that is probably undeserved. Booking.com publishes its base commission; Airbnb publishes its host fee. Holidu should too.

Offer a clear middle tier between "list it yourself" and "we manage everything." Many hosts want Holidu's distribution and payment handling but want to keep guest communication. As of writing the host service bundles them, and that pushes a group of otherwise ideal customers toward the self-serve marketplace where they get less.

The verdict

Holidu earns its place as a third or fourth channel for European leisure properties, and as a first-choice management service for absentee owners with one to a few homes in southern Europe who would rather pay a commission than learn a dashboard. It does not replace Airbnb or Booking.com, its commission model gets expensive at high occupancy, and its host service asks you to give up more control than most operators are comfortable with. Judged on what it sets out to do, deliver German and northern European family demand to Mediterranean properties with minimal work for the owner, it does the job.
